Determining your price range
Your price range will be determined by the amount of the loan you can qualify for and the amount of down payment money you have available, given a variety of determining factors.
Choosing a Lender
Choosing a Lender
Your buyer's broker can help you determine the best lender for you. They're familiar with many local options, and they have experience ferreting out potential hidden charges and helping you make true comparisons of fees and interest rates.
The Contract
It's time to go to contract. First the seller's lawyer draws up the contract. Then your lawyer reviews it, and makes any amendments in consultation with your buyer's broker. The contract is the final document that clearly spells out the details as to how the transfer of title will take place. (How much you will pay, what concessions have been agreed to, contingencies etc., etc.) It must be very comprehensive and cover everything both you and the seller have agreed to.
The Big Move
It would be so nice to report that your headaches are all over -- but there's still the need to actually move. (Don't worry; it'll all be over soon.)
The Closing
The Title Search
By now, the title search has been completed, and it demonstrates to your lawyer's satisfaction that (1) there is no hindrance to the seller’s ability to offer clear and marketable title to the property, and (2) that the title contains nothing that would call into question the buyer’s legal right of ownership to the property once ownership is transferred.

There are many types of lenders -- banks, credit unions, and mortgage brokers, to name a few. They each offer advantages and disadvantages, but they all have one thing in common -- a lot of fine print. Do yourself a favor -- let your buyer's broker help you choose the lender who is truly offering you the best deal.
Inspections
Your buyer's broker can help you choose the right home inspector; they should have several to suggest. Choose one that has been certified by a trade association such as the National Association of Home Inspectors or the American Society of Home Inspectors.

How Much?
You've found it! Now what? Nothing upsets buyers more than losing a potential home they've become attached to because they didn't act quickly enough. That's why your buyer's broker had you get a pre-approval as one of your first steps

Clarifying
Finding the right property starts with finding the right buyer’s broker. They have the skills to help you identify what you're truly looking for. Sometimes, what a buyer thinks they are looking for will bear little resemblance to what they end up falling in love with
