Who can you call?
The Buyer's Broker
Looking for a home? Or property to build on? You'll no doubt look at listings. And you'll probably conclude--correctly--that there's a lot you can't find out on your own, and you'd be better off with a real estate professional.
True. But without a contract stating otherwise, that real estate agent will most likely be working for the seller.
The deck is already stacked in the seller's favor. (That's the real source of the expression "The house always wins.")
Fortunately, there are brokers who specialize in working for the buyer. You. "Buyer brokers," "buyer's representatives," "buyers' agents'' all represent you in the dangerous, costly thicket that is the real estate market. It's a relatively new field, and such experts [underlined = link: in this case to description of ideal buyer broker--which, interestingly, describes Brian] are still few and far between, but they're well worth finding.
If you think you save money by going it alone, think again. Picture yourself in these real life examples:
- You’ve been longing for peaceful country living.... Peace and Quiet
- You think you're avoiding broker fees, so you focus on.... A Superfund Site
- You're smart enough to use a buyer-broker from the start....The Second Look
So, now you know the secret! Have fun with the Dangers at the top of this page, secure in the knowledge that you will not face them alone. Not if you have a savvy buyers broker on your side. (Like me, Brian Cafferty, for example.)
Caveat Emptor - Buyer Beware! Be an aware buyer, aware of the challenges in the real estate market--and have an expert buyers broker guide you through them.
